You have to consider paint(exterior and interior) hot water heater, minor kitchen remodel, bathroom remodel, gutters, etc.

I’m not opposed to starting in a place that is slightly outside that market but not too far away.

Is there any barriers with apartments oppose to houses or maybe some limitations I should consider.

Ok, so my question is now that I'm in the stage of looking for a broker.. has anyone had success advising him/her of your plans to invest as opposed to become full time agent?

I like to concentrate on the interior items to make the place functional but make a list of all the exterior items that need attention as well.

I  think you will find that if you can put some sizable money down as opposed to asking someone to fund 100% of your purchase, you will receive loanoffers rconsiderably better than 15-18% interest only. 

Is there a reason for sole and separate as opposed to joint tenancy (if they’re concerned with automatic passing to spouse and avoiding probate)?

The house needed flooring, interior paint, some exterior paint.

There are numerous dark protrusions coming out of the brick exterior.
