There is one primary reason businesses fail.

I learned this over many failed "agreements" in multiple formats, and learned to be calm & steady throughout and just focusing on completing the project at hand. 

Others may disagree but when your young its wise to create a fail safe.

Rules also often fail for higher budget purchases.

How could they both conduct an inspection and fail to notice the gas is off, that sewage was leaking in the crawl space, or that the plumbing was so bad it needed to be replaced?

With the knowledge you have built and the support of your mom, you may have a learning curve, but you won't fail!!

When those items fail your cash-flow goes bye bye.

I'd say you're more likely to fail and become discouraged because of a mistake you made because of a lack of understanding of the process, lack of due diligence/analysis on a property you purchase than going through an eviction or someone not paying for a month.
