With me being only 22 years old with no wife or kids, I feel like this would be a perfect starting point. 

I have 3 applications... 1 solid one that I would love to have and who would be perfect. 

Here at BP I can see almost everyone suggesting to get RE license so I just got my real estate salesperson License in MA, now I am looking for perfect broker to hang my license so when I see the potential property on MLS, I can just visit/see the property without calling RE agent.

Our Bristol house is in  near perfect condition and it appraised for only 200,000.  

Maybe not a perfect deal. 

Obviously I have other expenses like insurance, repairs, management, etc, but I am perfectly capable of sustaining a vacancy hit for a few months if that were to happen.

I live in Cartersville so that would be perfect!

This is a perfect excuse for the tenant to turn the lawn sprinkler completely off.

My wife has perfect credit, but an insignificant income, as she only works 4 to 5 months out of the year as an Air Force Traditional Reservist.  

I love the idea of earning income while still living in my home so it works well for me and it sounds like your son being in college using the home secondarily as a vacation home makes perfect sense!
