And yes for a BRRRR to work you still need to find a smoking deal on the front end...even more so actually because it's the delta between the purchase and ARV that is going to make the magic happen.  

We are just beginning our real estate investment journey but since I have family and friends in Colombia we want to contemplate investing there.

I make a pretty good income annually and just starting my investing journey.

The only issue I see is that the risk taken on from any potential issue that exceeds the insurance policy coverage which would be rather limited at the start of a REI journey with one or two properties.

You might pay a small premium for not being familiar with the area and even still the investment will make sense, as long as you find a good property manager (always the magic bullet).But BRRRR and fix and flip seems to really be for areas you know and with the advantage of contractors you've built relationships with.

You just create smart and efficient operating procedures, use solid documents, hire and motivate a few great VAs and then let the magic begin!!
