@Christopher Tinelli there is no "magic" source.You'll want to implement plans for 3-5 target sources and keep with them for at least 3 months. 

@Koty Frank,You've actually got some good options here if you really want to begin your real estate investing journey, like you said in the title.If your current home is big enough, house hacking could be an easy first step.

Do anyone have advice on how I can potentially build a reputable buyers list through wholesaling? Vetting sellers and properties. A lot of these investors seem to good to be true and scammers. 

Don't depend on your broker for leads.There is no guru magic or best CRM and don't chase shiney flashy systems.MEET and talk to as many people as you can, every day, every week...ask them if there are empty houses in their neighborhood, problem houses, PODs in the drive, anyone moving at work, etc.
