I'm sure it's happened - but i can't imagine it is common, your 25k buyer would have to be super inexperienced and incredibly naive.

The new ~660 acres of land picked up by 4-5 big developers in Super North Vegas is like a good HOUR from civilization (aka strip / airport / DTS / any respectable casino...)I just can't imagine the current condos and townhomes out here someday being worth $400k/$600k+ like the major cities out there.

@Ryan Harris all VA Loans will require title insurance, in fact, I don't know a single lender (besides hard money) who will lend without purchasing a lenders title insurance policy.

I have worked on subdivision redevelopment projects as well as single units for a span of 20+ years.

Hey @Steve Uhlig, I'm not super experienced but I vet BRRRR deals using 70-75% of ARV and then subtract the cost of repairs.

But for learning sake let's say -   For example, if he wants $10,000 now then I would offer along the lines of a $70,000 wraparound only for like 3-5 years (60,000 first mortgage with 10,000 wraparound mortgage over 5 years) vs if he wants nothing down then I would consider something like the above with an interest-only wrap around.I know that was a lot, and not super specific numbers, but I would definitely be willing to dive into those numbers deeper if that logic is sound.
