I'm not familiar with the area so I'll let someone also speak into what you brought up.

I brought in a couple loads of loam and regraded the area around the perimeter of the house so it now slopes away from the building instead of towards it.

Two of them i brought on land contract  the other one in a LLC but all 3 now are in a LLC So if you have any good deals let me know  who know what will happen.
