We built Shep of southern Charm his new house on 45 Aiken.. that is one great market for those with wherewhithal to actually do business.I just closed on 881 Ashley that a wholesaler brought me.. it was a cluster.. but we got it done. if you ride by it you will see its just been demo'd brand new 650k home going up.  !!!

This is a business with it's own unique challenges and difficulties, but seems to be ultimately rewarding, as you mentioned in your last post.Glad to hear that you expect to come out on top!

In fact one winter they had their guys on the roof shoveling off the 3 foot of snow we had.We currently have it on a 4 year lease to a military officer stationed here with an option to provide it for future personnel destined to be stationed here.So for us it has been a very positive & rewarding experience

Wholesaling is simple but it isn’t easy which is why it’s so rewarding with huge profits.

Weigh your risk/rewards, and consider if living with 1-3% interest in a high-interest savings fund is worth having the money available to you when you are ready to buy.

That 14% is very likely much better net return to the IRA than a comparable non-leveraged deal with a similar balance of risk/reward. 

Not a good risk reward. 

Let them do the due diligence/hard work while you reap the rewards. 

Taking this distressed property and turning it around has been exhilarating and scary but very rewarding.
