Even if the "high end developer" used good soil placement techniques, the site could have been developed for other purposes in the past and that may not have revealed itself sufficiently duirng the due dilligence of prevouis investors.Example; Last year I consulted on a new site for a prominent car dealership that was developing a site adjacent to an existing facility.

BTW, an option memo should include the date the option expires for title purposes, many sharper recorder's will require it, some have not and without the date, it causes title search problems when options were not taken and there was no release.

To this point my research has turned up the following (1) property assessments in WB are from several years ago, (2) appeal of assessment cannot be made based on current comparables (mainly because the market is so lousy for sales).It just seems that I am missing something and I would be interested in hearing from people experienced with this particular city.Bill R.
