One (trust) provides privacy and the ability to be creative not to mention the ability to conduct business in a much smoother fashion and the other (LLC) provides the protection.A trust can be combined w/an LLC by the trustor/investor first conveying the property into an LLC, followed by a transfer from the LLC into the trust.

I don't own the property but caused damage to someone else (owner) and I can be legally held responsible (according to lease).In short: I do not have insurance on dwelling since I do not own the property but if a tree falls on a building, would my extensive liability insurance cover me from the landlord's claim since it is spelled out in the lease?

I've bought 2 homes that had the beginnings of these issues, but once I put gutter extensions on and fixed the grading around the house there has been no issues at all and the repair work looks fine with no new cracks appearing or worsening.
