I want to get in mobile home park investment, what's the steps?

Is the mobile home an improvement as part of the real property or does the county have it set as personal property?  

I have sent over 1,200 yellow letters to mobile home park owners around the Southeast.

It can be used successfully by rehabbers who will flip the property within a short period of time or those who are doing a project that forces appreciation which leads to equity gains that can be mobilized by refinancing the property.

I currently live in a 2/2 mobile home, I originally wanted to sell the mobile home, build a traditional 3/2 single family home on the other side of the property, pay it off, then rent it out.

I have one mobile home lot which I rent.  

Due to overwhelming demand in the market place, I decided to go full time.We manage Condos, Single Family Homes, Multi-Family Properties (Duplex, Triplex, Fourplex), Apartment Complexes, Mobile Home Parks, and Homeowner Association (HOA) with there full service property management needs.With that all being said, does anyone have any advice for me now that I am all in?

Greetings all, I’ve been working in software project management for last 8+ years developing mobile and desktop applications for the financial industry.  

The property was close to a regional medical center and nurses tend to get flown in to provide extra help and she also managed her own mobile homes through airbnb.

I found one that will not allow but 2 mobile homes per acre.
