My greatest interests are Rental Properties (both single/multi family units) as well as flipping homes.

My cash flow is less than when I owned the rental, but my expenses are less too.

Yes I can recommend a great local broker who I use personally on my properties and they have very good prices for investors on rentals and vacant

I am glad I self managed only if to learn the lessons I did to be able to manage my future property managers but the next time I do it I will use a property manager even through a short flip project.

Heater is 31 yrs old, during my last 4 point inspection 3 yrs ago it passed inspection.

I had LM for years, but switched when they refused to meet with me in person to go over policies and recommendations.Typically in my experience you want to use a non-named company.
