My favorite feature is the nifty report that is generated...I will be using this to present to our lender, but it can also be used to present deals to partners, investors, etc.

For example, if a new central air system was installed into a house that had no central air before and the work is not permitted - the AC may work fine, but the title of the house won't reflect that the house has this great new feature.

Also, the contract may outlast the tenancy, in which case, you need to be prepared to pay for service when the unit is empty {which is generally when I would want a monitored security service}.If you decided to put it in, I would just make it a "feature" of your rental offering and price accordingly.

Property brothers (like all but a handful of rehab shows) are filmed entirely in Canada, either Toronto or Vancouver markets with their unique features then made look generic like "any-town USA".
