So it depends on where the bathrooms are located but you should either be able to go up to vertical to attic space and horizontal over to just under a roof eve to exit on top floor unless you have a flat roof.first floor might need to open up ceilings and go to nearest wall to exterior.. hole saw cut thru the brick isn't fast but for the size opening your talking it's gonna work.

I've had them not tell me about a roof leak until half the ceiling was caving in.Security deposits are okay, but in my area the judge won't let you keep them for a broken lease, only damages.
