Do I start a property management company (LLC) and have the rent and security deposit held in a business account under PM LLC?

Additionally, should property manager withheld rental income for tax?

In my area, we have a great Property Management company that will handle evictions for a fee.  

I don't have  the best answer Im sure, but try calling the local property management firms.

My sister works for a reputable property manager and we can get a good value for the service.

I'm looking for book recommendations that explain how to manage the day-to-day requirements of operating the corporations.

We've actually been discussing getting a local networking group together of folks with complimentary strengths (wholesalers, contractors, agents, investors, property managers, etc.).

I recently bought a condo at Madeira Beach for vacation use and short term rental, but I'm not very pleased with the company that is managing it for me. 

This happened much sooner than expected, and in the process of attempting to rent/sell asap we managed to rent our property, and we found some great (on paper) tenants.  

It can be tough to find good inventory for $15k, but you don't need to worry about UBIT, UDFI, or prohibited transactions if you partner with another investor who manages the investment.
