Not sure if you’re working with an agent, but if so ask him to print out the best comps that fit your property and feed them to the appraiser.

Its something I would talk to an attorney about, you'd have to get the fine print of the mortgage and make sure there is nothing in there that stipulates that the rest of the mortgage is due upon the seller "signing" over the property.
