I am not an accountant or banker so this just comes from personal experience from recently switching from a W2, to starting my own consulting firm...

I firmly believe that wealth is borne of equity -- derived from both forced and natural appreciation -- and that cashflow is your buffer to protect your equity.

Few things that stood out to me in your post:1)  You don't have time to do your own property management (3-4 hours a month type thing) - means that flipping (a >20 hours a week type thing) might be a bit too ambitious right now2)  I like that you have a plan - keep making them.  

The euro stood below 0.80 vs the USD in 2001 and, since 2014, it's been mostly lower than it is today.

Really, I would be the first to mention that many of the horror stories we get here about people chasing the perfect first deal are based firmed in what @JD Martin mentioned: the writers never have their money, their saving, their spending right.

Hello all, does anyone know of any good online closing firms or attorneys that will help close a whole transaction? 

Now experience/luck has shown that treating tenants with respect but be firm with your lease leads to less turnover.

An estimator for one of those firms convinced me that there was Opportunity for female  General Contracting firms. 

He wanted $60K more for the deal and I was firm with my offer due to the fact that it was a 3/2 but was converted to a 2/2 so we had to reconfigure the floorplan to have a better flow and bring it up to date and take advantage of the natural lighting and the pool.
