They only ran a gas line with no shutoff valve to the laundry room so the tenants would have to open up the gas main to attach their dryer.

A power wash company could take care of that quickly.You might also be able to take it up with home adviser to deduct pay or fix it depending on what kind of guarantee they have.

You can bypass the 10k cap of State and local tax with house hacking.6)You can depreciate the rental portion of the house which can wash out most of the rental income that you otherwise had to pay taxes on.

This makes replacing the entire shower tower about as easy as replacing a washing machine, and it can legally be done by you or a handyman you're paying $15-$20/hour for, not a plumber sucking you dry at $100 per.The different in long-term labor costs will really add up over the decades, especially if you invest in durable tile shower surrounds for your rentals, which we do -- you don't have to repair, replace, or cover over the surrounds after the plumber gets done cutting into them to get at or even just to check problems in the many soldered or crimped connections behind the wall in a traditional setup.

-Small amount of mold exists in MIL bathroom and laundry since no fan in bathroom and vent for dryer is not hooked up.

With part of the house technically unusable, I wanted to offer a rent discount so they have a place to live with the understanding that laundry/basement may be unusable or less than desirable until resolved, perhaps $100 off per month until resolved or something.Any thoughts/advice?
