By the way, the sellers did pay the lien off, over ten years ago but did not file with the county court, and the company they went through was bought out by a company then bought out by another company; so they stated it is hard on them to get it settled.

There are tons of rentals that get rented with small to moderate blemishes and it's not worth the hassle of a security deposit dispute in court for a few hundred dollars when you don't have any documentation to defend yourself.On the other hand... if you purchased a home with a tenant who moved in with scratched trim, holes in the walls, ripped screens and carpets, and torn lino...

Seems like such a fruitless effort....Anyone trying trying to track their assets will see the transfer from them to the land trusts and suspect they are still the owners and a simple search in sunbiz will show their ownership of the llc.Any fake mtg would easily be quashed with minimal effort in court.

If they move out, you can always stop the process or you can still go to court and seek a judgment for cleaning and repairs (depending on how your court system works).I agree with sending them to collections.
