Some of these foreclosed during the bust, presumably due to extended vacancy (which can happen just because your property manager doesn't ensure you're marketing a clean, fresh smelling product)  The Austin American Statesman profiled one California investor who let her house go into foreclosure after a washer hose broke, flooded the place, tenants moved out, insurance took a while and the vacancy and insurance deductable took its toll.

Had to keep the windows open for a couple of weeks to get the smell out, long story.Same as others bought 1991 records for 20 years.The numbers: Cleaning and maintenance 10555; repairs (capex lumped in) 48953.10555+48953=59508/20 years = 2975 per year or 248 per mo.This building is in excellent shape too but original water lines and some dry rot in and under the porch.

As I mentioned, I have a water filtration system that will filter up to 500 gallons per day from ponds or rivers or any other body of water.
