Is it standard for HMLs to ask for a one-time deposit of $3500 that includes: 1) evaluators going out to property to determine whether it's a good deal, 2) enrollment fee and 3) "skin in the game"?

Whenever I need a contractor, I just do a search in the group--of course, I still verify with the person that recommended them and my own vetting process which includes a CCAP/License (if applicable to job) and insurance check.

Same as if you paid 4 months of property taxes which included 2 months after your closing....you'd want half back, and be entitled to it, even if Your attorney "missed it".Certainly it was sloppy for the closing attorney to miss it, there is Always a proration of property taxes in one direction or the other, unless you just happen to close on the day of a new tax cycle.
