Will you not own it like with a Land Contract? 

It also helps to maintain a house properly to increase the life of a house.There are also newer built houses where corners are cut and won't last very long.Older houses should budget more for repairs.It would be good to get a home inspection on the house if you have the property under contract.

I prefer to work with what is and not what if...Get a contract and then get the funding.

To those of you that are licensed agents, do you all use GAR forms for your Wholesale contracts/assignments, or do you use your own contracts?

Later that year, I attempted finding deals through a realtor friend on the MLS to fix and flip, and ultimately decided it was not the right time to be flipping, but in reality I just was undereducated and underprepared on how to find deals and the possibilities of different types of deals.I'm going to work on networking with cash buyers and build my first marketing campaign and get some deals under contract!  

If I were to acquire a contract from the owner, how would I market it?
