You might guess that our tenants had a massive failure of their water heater, which (with no experience and no contacts) I had to coordinate the $1800 replacement from a mountain cabin near Estes Park.

The paper losses generated from the new deals have nearly wiped out my tax exposure without having to 1031.If someone is willing to pay you a price for your property that you yourself wouldn't pay it may be time to sell.All the best!

I'd prefer a property that only needs cosmetic work and is located near a good part of town as well as an "attraction"- ie baseball stadium, hospital, concert venue- so I'll have the option to Air Bnb if I choose to. 2) Generally, which city has a higher profit on rentals?

Still have more to check with but was curious if anyone had recommendations for banks that do- Definitely talk to First Trust, 1st Colonial, Franklin Mint FCU, Trumark FCU...I am nearly 100% positive that all of those lenders do HELOC's on investment properties.
