You can always do a picketed 4' tall fence that won't make it feel smaller like 6' privacy fences do but still creates a visual barrier between the yard and the creek.Regarding the bamboo... you might also lose your backyard one day haha (not that it matters to your parents since they're selling).

Tenant can say she is not physically living in the unit but having all of her possessions still in the unit means she still has possession of the unit.

When you start to really analyze deals (and by that I mean plugging in ALL the line items on a property (income, expenses, financing cost) and doing the same after you've repositioned the property to give you an idea of how it will perform) you'll start to develop a "feel" for a property based on the #s, market, physical condition, etc.
