it's in my LLC already, and that would be a red flag for a end users lender, if it wasn't a flip, I wouldn't care, I considering pulling the listing from them altogether, maybe I'm over thinking it,  I would t care but the gap is just over $100k not that I will make it hat much, but people see it and think I'm ripping people off.

You need to bring microlife to the soil to have it hold more moisture and to deal with the current soil condition.Get red wrigglers, about 4 pounds, as well as about 20 gallons of worm tea.Prewater the entire yard to a damp, moist condition, and add the worms and then the worm tea after it starts drying, but while the soil is still damp.This will carry the microlife as well as the moisture deep into the soil and preaerate your soil.After this, THEN plant your sod.

I can answer general questions about Plano - although I am more familiar with specifics just South of Plano in Far North Dallas.The market is red hot in Plano.  18 months ago, you could get fixer-uppers for in the high 100's.
