I’ve lived in the SF Bay Area my whole life, and except for the once in a lifetime real estate bust (based on extremely easy credit, bad faith lenders, wild speculation,etc) I have seen normal corrections here of about 10%, historically. $1.5 million is what will buy you a nice upper middle income tract house here, and I don’t see a 30% correction coming in that market-there are simply too many people like that who want to live here.

The way I learned was to go to a small county, in this case I did BOONE, and talked to the ladies in the office and really understood their process.

I might add that they were never legally married, but likely would have been common law married in the state of Kansas except that the partner apparently was a bigamist as we have since discovered that he was married to another lady from 1990 until 2019.

I convinced my husband to allow several young ladies traveling nurses for 1 month each (so only 1 bedroom was ever a guest room).

I highly doubt this young lady told the seller she does not have the ability to buy it and will not buy it if she cannot assign the contract  ( assignee clause is fine but its intent). so look at it from sellers point of view they have no clue that someone else is going to buy it show up and  see this wholesaler making 4k off of her.. get pissed and do this.. it probably would not have mattered if the OP was present at the closing the seller could still have just said no.. walked out got with the buyer opened escrow and closed..
