According to many of you all, that (lying on the application) is an automatic disqualifyer.I am desperate to rent this and get it off the books, but this is beginning to seem like too many red flags, isn't it???

If an offer is not accompanied by either one of those, I will automatically send it back to the buyer's agent and tell him or her to get those from his client.If a buyer refuses or is unable to provide either a pre-approval letter or proof of funds, that's a huge red flag to me.

If neither parties send notice the lease will automatically renew for another 12 months.In your situation i'd just take take this as a lesson learned and make sure she's out without any damage by the date she states, unless your lease does say she is responsible for a 30 day notice.

For commercial properties it can be done.We have only had tenants propose to due this twice and, in both instances, we suggested they setup and escrow account and have their monthly rent payments withdrawn and paid to us automatically.
