Maybe they don't have much more to offer as far as investing goes or they're just too busy with their own lives?

I am a husband a father of almost 3 and a small business owner.

I got my license for two reasons.  1) Just as @Jeremy Aldridge it gives insight on the entire process of the real estate transactions.  2) By law, having a license holds you to a higher standard in regards to disclosures you have to make which, if you are a shady business person, will hurt your profits.

I'm not paying the seller-- I'm not obligated to, they were a pita and I'm not in the business of collecting rent for former owners.

Of course, if you apply leverage (debt) to these investments then the returns will be better than 7 or 8 percent (which is why we are in this business in the first place). 

Has anyone taken advantage of the services offered by the Small Business Association?

I have written a detailed business plan on how I plan to start and run my investment  business, eventually bringing in limited partners.I am located in California and hope to purchase my first rental at the shift of the next real estate cycle.

I understand its a business, would something like giving them a month to move out be satisfactory?

Hi, I'm looking at these companies and really not understanding the basic facets of the business model.  

Its safe to say that the social stigma that marijuana is harmful is going away.Still, it still has the perception of attracting a bad bunch of people and still operates as a cash business.
