Hi, I am in the middle of negotiations with a pretty motivated seller who is looking to sell me her duplex, but can’t seem to figure out the best win-win scenario for this one. 

Significantly more to the point that if he had gone with a traditional realtor, he would have come out on the winning end of the deal.  

If you go to low end of market, and they cannot afford it, they leave and you can clean it up to market conditions and then relist it at the higher end of market, so that's a win-win.
