I have been all over Rentometer, Zillow, Craigslist, Roomies, all kinds of other posts or tools, but the resources for "by the bedroom" are not as precise or dependable, and I just don't feel confident enough about these would-be numbers to make a choice..Feel free to voice any thoughts or useful advice, or point to any resource or hidden notion I'm missing that any experienced RE investor might be able to contribute :)

However, working on one now where the instructions of submitting an offer specify that all offers must be at asking price or more and if you submit an offer at less than asking price it will be automatically be countered at asking price.

A perfect deal will fall in someone's lap that cash-flows 15-20k per year and they don't make a move because they feel something HAS to be hidden in the details that will turn the deal upside down. this is usually not the case.
