A beautiful older house like that will have more hidden expenses than normal. 

I have been all over Rentometer, Zillow, Craigslist, Roomies, all kinds of other posts or tools, but the resources for "by the bedroom" are not as precise or dependable, and I just don't feel confident enough about these would-be numbers to make a choice..Feel free to voice any thoughts or useful advice, or point to any resource or hidden notion I'm missing that any experienced RE investor might be able to contribute :)

In the short term it can be overwhelming, you lose sleep, you worry about other hidden issues popping up, you second guess your decision to buy the property (buyer's remorse).So, what happen to the two property I listed above?

I think Wilkes Barre is that hidden gem, lagging behind but going to pop up one of these years.

This is the hidden inflation putting the US into further decline and debt.

Perhaps more importantly, 1031 exchanges have a cost to them, which is many times hidden in the purchase or exchange price of the property being exchanged into.  

Maybe there are some hidden gems that I'm missing.

However,  working on one now where the instructions of submitting an offer specify that all offers must be at asking price or more and if you submit an offer at less than asking price it will be automatically be countered at asking price. 

A perfect deal will fall in someone's lap that cash-flows 15-20k per year and they don't make a move because they feel something HAS to be hidden in the details that will turn the deal upside down. this is usually not the case.
