Just curious if any one has put metal roofing, led lighting, & any other green into SF or MF rentals?

We are looking for 1000 SQF, 3 bedrooms, 1 bath, price range 60-80.Looking to establish a local team, we will be happy to cooperate and receive informationStart with which areas focus light on our requirements?

I have been soaking up information like a sponge and trying to learn as much as possible to find my way as most do when the light bulb comes on.

Installed brand new soft-close cabinetry throughout, Quartz countertops, new can lights, new flooring, new doors, baseboard and trim, new lighting and plumbing fixtures and tile surrounds in the bathroom.

I have two led lights out on my personal pool that’s going to cost $750 to change since I’m not about mixing electrical wires and water lol. 

Granted, I have one local rental unit so it wouldn't be something I do at scale, but the thought was that perhaps they would remember the (cheap-ish) bottle of champagne before calling me on a weeknight for something simple like a light bulb swap. 

Capex and repairs are a little light at $120 per month.
