I would say to find a realtor who works with investors in the North end to nail down those numbers, honestly I would be inclined to convert the single car garages into a 2nd bedroom.

Car Dealerships do the same thing.They tell you they’ll apply the estimate bill into the work being done.I look at this as a sign of being ripped off sometimes but mostly it’s because they need to get paid for their time and if you have skin in the game you’ll likely go with whatever price they end up quoted because you don’t want to lose money/are all ready committed.Sometimes its worth paying that small price and learning and sometimes it’s a rip off situation.Best thing to do is find a reputable company.

We could not do that.Flat screens today - Autonomous driving cars might make garages and streets more obsolete in the future.Technology is changing the school system but it is still always best to factor in properties within better school districts because they tend to be in better and cleaner areas and people want that for their family.
