As for managing the property I am moving out of - the place I am moving to is only 15 mins down the road so I am planning to self manage for now. 

If people want an area to build with understanding day 1 may not cash flow but in 10 years you will be in a really good spot the area I believe is perfect for that.

People often ask if getting a real estate license has value as an investor.

Hi Cathy,San Diego is a great market to invest in and there are tons of people doing it but yes you may have trouble seeing positive cashflow in the beginning.

People might change your settings or misuse the account without meaning to, and fixing those issues could be annoying.

I prefer small Strip malls or self storage.I need advice on how to find the deals, how to get lending on them and then how to set up the structure.I have flexibility to fly out next month is there are peers who can meet and help me out in their local markets.thanks,Paul
