I recently found a property on a hill with a storm water drain on the front street.

There were couple of questions that talk about disclosing significant defects  and water intrusion.

Looks like furnace and water heater is good for now, and no description on when the roof was built.Any advice would be appreciated.

They all have separate electric but they share water.

I’ll never run over unless it’s a significant issue (Fire, water, heat).

that's a large water heater for 1,080 sf 3/2! 

Make sure you are factoring in reserves for roof, appliance, hot water heaters, ect...

These include things like: jurisdictional codes, wetlands, soil analysis, building setbacks, slope assessment, sewer/septic placement, water, power, driveway access, etc. a civil engineer can provide most of this information.

I would reach out to a commercial mortgage broker, who can help you navigate the waters better. 

The tenants pay all utilities, trash, water etc.
