The missed costs of attorney fees or utility bill is likely far less then the fight to get them out.... think of this as a modified cash for key.CAUTION, do not start the conversation with the offer of giving it back in full right away.

I like it because I know if we get sued that the insurance will be fighting with us as they have at least as much to lose as we do (assuming the suit does not surpass our coverage which is significant).  

We are still growing and fighting to keep our super host status as we add more and more properties. 

With her last minute change in the terms, you could legally hold them to the cancellation policy, but I'd get her the $$ back ASAP and move on.... not worth the fight.

That said, in my own personal home our cat stopped using her litter box and we fought the good fight and solved the problem in under a month and cleaned the afflicted area daily and still had to pull the carpet and the one sheet of subfloor she targeted.

It's bad enough covering your own mistakes. 2 newbies will make twice the mistakes and take longer to fight out the correct moves to correct those mistakes.

So far they have moved on beforehand, most are out of state and I do not have the resources to fight those battles.

I’m half sorry we didn’t participate but it looks like we’ll be doing some other deals with this rehabber and I know I’ll be hearing all the stories.I didn’t ask how much competition he had but he didn’t suggest there was any kind of fight.
