Like my section clients in Baltimore do pretty well.. but other markets like Jackson MS and  E cleveland and such just not worth it.. your units get beat up .. they take the voucher to the next freshly rehabbed unit and move in.

Move out all tenants...they may be part of the problem...start fresh and screen them well.

I keep paying to sms an upload fresh lists on "faith" that sooner or later the faithful bird will get a worm.   

There were times when maintenance was needed (new shower head, sliding closet doors, fresh paint from bags hitting walls, etc.), but we had a handy man who took care of all that for us.

I also have some fresh ideas to share with beginners later on how to be a better investor, being organized and having a script to follow, a business plan which includes the projected financial plan forecast and action steps to take to accomplish their investment goals and objectives, all these and many more. 

That said, IMO there is zero excuse for doing poor quality work whether you're laying Italian marble or cheap vinyl.It's really not hard to make low-end materials look nice and fresh for long enough to satisfy a new tenant.

It gets you pumped again and helps you stay fresh.

Your home *should* set a new comp for the area and not simply match a home that sold in the past - presumably not freshly rehabbed.5.

Super clean and fresh goes a long way.
