@Lodina Cokleywhen @Jay Hinrichs says unsophisticated don't read it as he's saying YOU are unsophicated. his point (and a good one) is that commercial properties are generally owned (or represented by) more knowledgable owner/investor/agents who will spot a wholesaler from a mile away. like both folks before me stated, they'll require a POF and scrutinize that even before reviewing a LOI.Unrepresented residential homeowners are generally more flexible with the terms because they don't understand the process or right questions to ask to check it's actually you making the purchase.

I have a real estate license and a FL state roofing license, plus have plenty of contacts in property management and in different construction fields in South Florida - however, I am finding it difficult even with access to the MLS and using LoopNet to find any deals worth their salt from Monroe County up to Broward County.I'm lookin to buy and hold invest and prefer a tri or quad plex multi-family.

I am not convinced yet, because of spilling a mug of water (single incident) should not have caused such a damage in the bottom house ceiling and as the person who lives in unit 76 has also quoted that there were leaks few times before we started living in your unit.This is the reason I want a professional guy to let us know whether it was a chronic problem (because of improper water proof sealing in the bathroom), which got aggravated because of that one incident or a mug of water (single incident) can caused such a havoc.Please clarity the commitments given by you earlier in email and settle down the deposit amount at the earliest.
