@Brian Adams we assumed the loan in 3.5 months (a new record for us).

Hi @Sean Autry, call it tough, but I personally never recommend asking for less than 1.5 months' rent - especially for a lower-class area.

Can anyone recommend any good wholesalers or alternative methods of finding deals in the current RE climate.
