The reason I used 12 properties is so that you have 2 extra because even with all the tenant screening and 2 years leases and every attempt something will under perform so you have a buffer with 2 properties.

Post ads on Craigslist every day, open houses, flyer the neighborhood (maybe someone has friends or family interested in the area), include some fun stuff  with the house that doesn't cost a bunch like big flat screen TV, etc.

Upon graduation they became very successful brokers/flippers/developers -- and then TV personalities.I am biased in favor of BRRRR or Buy/Hold vs Flipping because of the passive income, tax benefits, and long-term overall rate of return.
