It's the wild west son, the goal is to get the seller to go as cheap as possible, put ZERO money into the deal, get it in contract with no intention of personally closing and then finding whoever will pay the most. 

Seems like yellowpages/online search is just a wild west because you don't know who you are getting and people are really cautious in giving you access to their prime contractor at least in my anecdotal conversations with a few people.

Grand and especially the other side of I-55 can get a little sketchy, but everything from Holly Hills and west is very solid.There are R/R tracks that run north-south through Carondolet Park and then between Arendes Dr. and Dewey Ave.

Any investors that have experience with owning properties in smaller towns north of Dayton, OH(Troy, Tipp City, West Milton etc.) - what is the demand for rentals? 

@Ryan ClearyI am assuming this is the 1127 W 28th street in Florida.If so, I am going to recommend you look at modular construction.A quick google for  "west palm beach modular duplex" to find a modular builder that has Duplex plans leads to impresa modular.The have both a single story and a two story design on their multifamily page.

The Arizona Republic is reporting Amazon will be adding new permanent jobs in Arizona.An excerpt:Amazon.com, which already employs more than 17,500 people in Arizona, plans to add another 3,000 permanent jobs in the state as it gears up for what could be a robust holiday shopping season.Amazon, which entered Arizona in 2007 with its first 300 employees, expects to open 11 new buildings in the state in 2020, said Lisa Guinn, a company spokeswoman.Amazon has operations in Phoenix, the West Valley, East Valley, Tucson and elsewhere.

I'm a big fan of the West Houston and Northwest Houston areas.

When speaking to an architect today, he told me to factor in spending $250 a sqft for a new duplex in West Palm Beach, Florida.
