I am curious about dry cleaning businesses as well as I have seen quite a few of those for sale.

Unless tenants normally had to do two cycles to dry their clothes, you should be able to determine how much each load costs. 

Or are things drying up for you because you obviously don’t have people skills a lot of people must dislike you lol oh and for your information just because I have no desire to build someone else’s dream or vision does not mean I don’t want to work as I have explained I recently became a sales agent and ready and willing to do the hard graft work!! 

This scenario is a perfect example of liquidity drying up by the way.

Have them look at the water tank and furnace and see how old they are, look at the electric panel and just verify its not Federal Pacific, see if the basement is dry, how does the siding, windows, roof, porch all look, is the garage falling over, etc etc. 

We are also entering a market where if you have dry powder (cash), and you put in the work to find a motivated seller, you may not have to choose between cashflow and appreciation.
