I'd rather invest in the equity, especially if there are other people involved.The idea of forming a parent LLC is a good one if you want this done on a programmatic basis but you'll have to work out with your investors a typical profile of what you're going to buy because I doubt they want to just write you a check and hope for the best.

Whether it's a sub-conscience result or not, it's still the first impression they're going to be given of your property, make it a "feel good" moment.
