You can get a reasonable house, 3/2 "beach box" for under 300k in the areas you mentioned, within walking distance to the beach, and rent it out and it should cash flow.

We have a similar philosophy, looking at deals is just a standard part of our day; we have our box, if it hits the box we try to do the deal. 

Though I do not have a written contract I do have a verbal contract, as well as endless text's and emails that prove I live on property, this includes a PO BOX linked to my address, and testimonial from employees at the property. 

She does not have a mailbox and insists I use her PO box but she won't give me the PO box address. 

So besides purchasing the machines, I will need to add another electrical box to the house since I can't bill the electricity to the one tenant.

Define your goals and then see what types of investments hit those boxes versus calling people and them trying to tell you stuff to make that particular asset class sound good to you.
