It may be that to qualify for an ADU, the occupant may have to be a relative.

For the HOA boards that I am on, all communication related to a payment plan would have come through the management company as drafted and handled by their attorney on behalf of the HOA.A payment plan that was discussed in writing (email), drafted and signed by you (thus agreed to), and then has been acted upon as agreed by all parties for 7 months (they accepted the payments) - IMHO is effectively "executed".

Sure, they think they're all in love forever, but in reality usually it's just sharing living expenses and free sex. 

If you have good or bad success stories related to out of state investing, I would definitely like to discuss those. 

Of course it also all related to time value of money, a concept in which the general public is quite weak on comprehending.  

I have many LLC's  but for different reasons and if they are single member closely held they offer little to no asset protection..but if you have un related and arms length members there is limited liablity for those members..  

Although there are a lot of courses, coaching, etc related to starting syndications, I don't know anyone that did one as their first real estate investment.You're in a great market for it though.

Yes prices are at all time highs and but relative to what? 

I am primarily interested in learning about long term rental investing, finding partners, and learning about the market in the Research Triangle, as I am relatively new to the area.
