Well, they just won't air that episode.Flips are a tough one.

This is a tough business and your budget will never be large enough to do everything that you want to do to a house, and you're going to have to make compromises.    

I live in Queens NY and originally wanted to invest in this area or Brooklyn but the more I analyze, the more i find that this is a tough area to find the positive cash flow deals (Average $500K+ homes with $2-3K Total Rent Income) .

Some of these older gents lived through periods were interest rates were high and money was tough to get..Rules of thumb are always great to know, they give you a loose yardstick to measure by, just make sure that the rules of thumb are product specific, as always value add is much different then a stabilized deal, even if both are the same "type" of property.
