While I like the idea of having winter rentals and then possibly Airbnb for the summer months it would be hard to find a tenant for just the winter, and u dont wanna be known as the guy who kicks his tenants out every summer just to make a buck, Ketchikan is a small town after all.You know Ketchikan a lot better than me, but I think your strategy is sound.

I am not entirely sure that had I been in your shoes I would not have made a U turn toward the exit and kept going.

I have clients that have houses in the 19th Ward and i have found tenants (medical residents, doctors, nurses etc that prefer that location due its proximity to the U of R and Strong Hospital).

all title companies suck and are sub-par...I have used 20 different ones all over the country...let me know when u find a good one...with them it's usually "best of the worst"...
