Account Closed Here are my thoughts: 1) While I generally agree with all that a primary res is best, esp a hack...I've always looked at it like the Football Draft....they always say take the best player available, regardless of whether it's the exact position you want or need.

I’ve got 1-2 big players with plenty of cash in my market that are buying large businesses, maybe 3-5 medium sized investors that have realtors who give them first pick, and some small fish like myself I’m competing with.

WHY.Well when you have a tenant  who just moved in the last thing they want is to be bothered by scheduling home inspections or appraisals. this leads to delays and your tenants don't like it so you already start out with a tenant who has been inconvenienced and let someone in their home maybe multiple times  IE inspections and things are found and now you have to send workers back in.
