Being a bit risk averse, I did want to build myself a bit of a financial cushion before jumping in and I recently achieved that goal.I am new to Bigger Pockets and have very much enjoyed listening to the BP podcasts, watching videos from various sources, reading real estate related content, and I have also attended my first local REIA group meeting (San Diego Creative Investors Association, SDCIA).

Do I receive video of my pre and post make ready?

Don't resent your spouse for not sharing your vision, I imagine they sacrifice a lot of other things for the family and shouldnt be expected to also spend weekends painting, driving to HD, etc.

,have you checked You Tube for video testimonials?

I've listened to countless podcasts and am now watching their videos. 

Take a video walk through of the house and narrate it as you go, pointing out any and all damage and wear no matter how small,   Take lots of pictures too, especially of any damage you do find (turn the date stamp on for the pictures if you can).
