My city has taken off in these past 5 years due to Virginia Tech and the local medical health provider Carilon, building a medical school here plus Carilon has also teamed up with another school called Radford University which is also down the road from Virginia Tech for another medical facility for their nursing program along with the local community college here.

My mother has health issues and I dont have the time to work on fixing up the house in the various ways it needs in order to be a home someone can move right into after she moves out (the upper unit has been vacant for years but needs a new kitchen, floors redone, etc).

It is possible to get deals that way, but I find very often the owners are still anchored mentally around their previous listing price.That's why it's much easier to convert an expired listing into a new listing (for yourself) than to get them to come down so much it makes it a workable deal for an investor (usually they would have to come down at least 60-100K minimum for the #s to work for an investor instead of an owner-occupant).Still, I think it's worth a shot, and you'll definitely learn a few things that way.You should consider discussing it with your broker however, as s/he may have thoughts on what you're doing, especially the "cut of the deal" part.
