My advice to you would be to look for off market properties.If you're not sure how to do that there is plenty of free info on this website just go to BP's search bar and search "How do I find off market properties" plenty of free info to get you started.

We got lucky in 2010 and bought a much larger home in Diamond Bar and are renting out the town home in Foothill. 

One that I use is Redfin.com if they are in your area or Trulia.com  On Redfin put in the zip code and on the right side click on "More Filters" then Left Lower click on "Sale Records". ( Cosmetic repairs shouldn't affect a good appraisal.

No repairs needed except for a sink at the wet bar.

I could pull a list or agents based on SIC/NAICS codes through a website like Listability, but how many Realtors with licenses are really selling property?

Only real problem is no one could ever track down the lock box code so we had to break in after closing to inspect and secure with new locksets ( new locksets are normal, breaking in not so much ) A light cleaning and a little paint and it should be rent ready on the 15thHang in there and don't get frustrated when they need everything immediately and then take forever to respond.Roll on,,,,,,

IRS code specifically disallows as a "deduction" any amount paid for permanent improvements or betterments to property.

Dishwasher drain not up to code. etc., etc., etc.He is writing all kinds of things down that are not up to code, but this is the way that the homes were built years ago.
